The Middle East has managed to establish itself as the dominant source of growth for premium real estate development, securing a share of 25 percent of the total global pipeline for branded residential projects, as per industry analysts.

Right at the epicenter of this surge is Dubai, which manages to dominate worldwide and stands well ahead of luxury real estate giants like Miami and New York. As of now, Dubai has about 175 projects that are operational and under development, out of which 68 are already operational and 107 are on the cards. This huge presence of luxury projects is due to foreign direct investments, tax policies, and residence opportunities. Prime residential property values in the emirate have grown by more than 180 percent over the past five years, underscoring unprecedented demand for elite housing formats.

Beyond the emirate’s market dominance, the wider region now accounts for 20 percent of all operational and ongoing branded residential assets globally. Neighboring markets within the United Arab Emirates are also expanding their footprint significantly. Abu Dhabi now ranks eighth worldwide with 24 schemes, while Al Marjan Island in Ras Al Khaimah has climbed to ninth place globally with 23 projects—all currently under construction or in development.

While traditional hotel chains still represent the majority of completed developments, the sector is experiencing a rapid diversification into non-hospitality partnerships. Property developers are increasingly collaborating with luxury fashion houses, automotive makers, and high-end lifestyle brands to meet evolving buyer demand. Residential units associated with prestigious global brands in the region command price premiums ranging between 40 and 60 percent over standard luxury properties.

Industry projections indicate that the global market for branded homes will surpass 1,000 developments shortly and is slated to exceed 1,800 projects by 2031, with Middle Eastern destinations maintaining a dominant share of total new supply.
