83 per cent of the homes that are supposed to be finished in Dubai this year are already sold. This is what a study by Fäm Properties found out using data from DXBinteract. The fact that many homes are sold before they are even finished shows that people from all over the world really want to invest in Dubai and that the population is growing.
People have already bought 80,127 homes out of the 96,585 that will be ready this year. This means that there are not homes left to buy. The luxury homes are especially popular. People have bought 95 per cent of the 5,376 luxury homes that will be finished this year.
This is a big deal because it shows that people really want to live in these kinds of homes in Dubai. Apartment handovers are experiencing similar momentum, with 82 per cent of the 91,209 incoming units already sold off-plan.

The rapid absorption of 2026 deliveries reflects broader market conditions across Dubai’s total residential construction pipeline. Industry data reveals that 564,072 residential properties are currently under construction across the city, mostly scheduled for completion by 2028.
Out of these long-term projects, buyers have already committed to purchasing 425,863 properties, representing an overall pipeline absorption rate of 75.5 per cent. Firas Al Msaddi, CEO of fäm Properties, attributed the off-plan buying volume to strong buyer trust in Dubai’s transparent regulatory environment and track record of quality delivery, alongside demographic tailwinds as Dubai’s population expands past 4.58 million residents.
Geographic breakdown reveals complete sell-outs across several prime submarkets. Locations such as Al Wasl have recorded a 100 percent absorption rate for apartments due in 2026, while villa communities including Wadi Al Safa 5, Nad Al Sheba First, and Al Hebiah Sixth have completely sold out their 2026 handover pipelines. Established prime districts are seeing similar high demand, with Palm Jumeirah recording a 93.5 percent sale rate for incoming 2026 units and Downtown Dubai reaching 96.6 per cent absorption among its 3,981 apartments due this year.
This rapid absorption coincides with expanding construction output. Data from the Dubai Land Department shows that 24,537 new real estate units were completed during the first half of 2026, marking a 36 percent increase compared to the same period in 2025, driven by investments exceeding Dh111 billion.
