Dubai rental market heads for record year as contracts surge in 2026

For the first time, 2026 has become the strongest year in Dubai’s rental market. Within seven months, 214,445 rental contracts were registered.

It shows the high demand for rental housing overall in the Emirates. As the current momentum continues, there is a high chance of surpassing the previous annual record. The figures also point to sustained activity in Dubai’s wider real estate sector despite changing market conditions.

In Dubai, property rental transactions played a vital role; they supported the emirate’s expanding population, continued business activity, and demand from residents seeking accommodation. The latest figures reinforce the importance of the rental segment to the broader property industry.

The first seven months of 2026 have already produced more than 214,000 rental contracts, leaving several months for additional transactions to be recorded. If the current pace is maintained, annual activity could exceed previous highs and establish a new benchmark for Dubai’s rental market.

Earlier in the year, Dubai’s rental market recorded $8.8 billion in activity during the first quarter, with 253,992 contracts reported and cancellations falling by 25 per cent, reflecting relatively stable tenant and landlord activity.

The rental market forms part of a broader property sector that has continued to show resilience in 2026. Dubai’s office segment, for example, recorded a 13 per cent increase in rents during the second quarter, according to CBRE, while limited availability and strong demand continued to support commercial property values.

For tenants, the continued volume of rental activity signals persistent competition for homes in popular areas, while landlords and property investors are benefiting from strong occupancy and transaction levels.

The latest figures suggest that Dubai’s rental sector remains one of the key drivers of the emirate’s real estate performance, with the final months of 2026 likely to determine whether the market sets a new annual record.
